James is a member of the Property Litigation Association and is listed in Chambers & Partners 2018 as a leading individual of Real Estate Litigation.

James focuses on contentious property matters including advising on dilapidations, forfeiture, rent review, lease renewals, breach of covenant, rent arrears recovery, service charge disputes and possession actions. He is highly experienced in advising landlords and tenants on the exercise of break notices and the consequences thereto.

James also has extensive experience advising on adverse possession and regularly advises private clients on disputes in the areas of restrictive covenants, rights of way, nuisance and boundaries.

  • Acted for a well known high street retailer in respect of a contested commercial lease renewal.
  • Advised a major plc in relation to a dispute concerning airspace and prescriptive rights arguments for pipes over a river.
  • Acted on a number of complicated exit strategies for commercial tenants involving onerous break clause conditions and hostile landlords.
  • Succeeded in obtaining possessory title to land pursuant to a complicated area of adverse possession law
